Most air conditioners in Houston do not fail at random. They fail on the hottest week of the year, because that is when a part that has been weakening for months finally gives out. A run capacitor drifting out of spec, a contactor with burned points, a clogged condensate drain, a dirty coil, or a refrigerant charge that has been slowly leaking will all show up in a maintenance visit long before they turn into a no-cool call.
Our maintenance visit covers the whole system. We test capacitors and contactors, measure refrigerant pressures and the temperature split, clean the outdoor coil, clear the condensate drain, check the blower, belts and electrical connections, and look at the filter and thermostat. In the fall we check the heating side, including burners, ignition and safety controls on gas furnaces.
Residential and commercial systems get the same visit, scheduled around the building. Twice a year, spring for cooling and fall for heating, is the schedule that makes sense here.
Signs you need hvac maintenance service
It has been more than a year since anyone looked at the system
The system is slow to start or hums before it kicks on
Cooling bills are creeping up year over year
You want to avoid a breakdown in the middle of summer
Residential and commercial. Free estimates, and a 10-year part warranty on the parts we install.
01Capacitor and contactor testing
02Refrigerant pressure and temperature split check
03Outdoor coil cleaning

05Electrical connection and blower check
06Fall heating safety check on furnaces
Four steps, no surprises
How a hvac maintenance call works
The same process on a single mini split or a commercial rooftop.
STEP 01
Tell us what is happening
Call or send the quote form with the problem, the address and the kind of system. Emergencies go straight to the phone.
STEP 02
We measure before we touch it
A technician tests the system on site. Temperatures, pressures, airflow and electrical, so the repair fixes the cause and not the symptom.
STEP 03
You get the number first
The estimate is free. You hear what we found and what it costs before any work starts.
STEP 04
We fix it and prove it
The work gets done, the system gets tested again, and we do not leave until it is running right.
Financing through Hearth
Pay for a new system monthly
Financing through Hearth lets you check your monthly payment options without affecting your credit score, so a failed system does not have to wait for a cash decision.
Twice a year is ideal: in spring before the cooling season and in fall before the first cold front. At minimum, once a year before summer.
What does an HVAC maintenance visit include?
Capacitor and contactor tests, refrigerant pressures, temperature split, outdoor coil cleaning, condensate drain clearing, electrical and blower checks, and a filter and thermostat check. Fall visits add a heating safety check.
Do you maintain commercial systems?
Yes. Commercial rooftop units and split systems get the same visit, scheduled around your business.
Is maintenance worth it on a newer system?
Yes. Most manufacturers expect regular maintenance, and a clean, correctly charged system uses less power and lasts longer.
